Barbados south-east coast booms

Twenty-one miles long and a smile wide. That is the size of tiny Caribbean island, Barbados—playground of royalty, celebrities, professional athletes and luxury real estate investors.

Much like its friendly citizens, Barbados is extremely welcoming to non-nationals seeking to purchase sun-washed real estate, either as a primary residence or for investment purposes.

Its government imposes no restrictions on real estate purchases for non-nationals and also recently introduced a Special Entry and Reside Permit (SERP) for High Net Worth Individuals (HNWIs) seeking to obtain residency in the island.

To obtain a SERP, applicants must have a net worth of US$5 million and an investment in Barbados valued at US$2 million or greater.

Investment may include rental real estate, property development projects, manufacturing, tourism, bank deposits, mutual funds or any other financial instrument. Barbados also does not have inheritance, wealth or capital gains taxes, and investors can potentially benefit from its double taxation treaty network. With its outstanding health care and world-class telecommunications and utilities, Barbados checks all the boxes of solid infrastructure.

But, it is the island’s unique charm that continues to lure real estate investors. A rich culture, storied history, weather that never dips below 21 degrees Celsius and, of course, endless beaches collectively promise a truly relaxed and enjoyable lifestyle.

This lifestyle has undoubtedly bolstered the island’s recent record-breaking visitor arrivals. To support the growing demand, Barbados’s roster of non-stop direct international flights continues to expand, with recent additions of flights from Bogota, Munich and Glasgow to the long-established routes from London, Toronto, New York and other major North American cities. The growing tourism sector points to high year-round rental income-generating potential for investment properties.

While the island’s Platinum West Coast is arguably better known for high-end properties, it is Barbados’s South-East Coast that beckons as an investor haven. Undeveloped and pristine, the South-East Coast is packed with potential, not people. While developments line Barbados’s West Coast, only the South-East Coast offers two distinct residential resorts—The Crane Resort and Beach Houses—both with unique ownership opportunities and exceptional potential for capital appreciation.

The Crane Resort overlooks the pink sands and turquoise waters of Crane Beach—voted Best Caribbean Beach by USA Today readers. The 38-acre resort is also home to The Crane Private Residences, a private residential community. Ideal for long-term living, The Crane Private Residences combine all the best features of typical condo units with the advantages of being surrounded by a full resort community.

Two- and three-bedroom ground floor residences boast large private pools, while penthouse residences include private roof decks that command sweeping coastal views, dining gazebos and swimming pools. Bright and expansive, each residence features large kitchens complete with granite counter tops; spacious, private patios perfect for dining, lounging and entertaining as well as generously scaled natural stone bathrooms with large soaker tubs and glass showers. Residents wake up to a dream, as the grand master bedrooms face the same dramatic views as the living spaces, while the secondary bedrooms welcome in the greenery of tropical internal gardens.

Sister property Beach Houses features low-density, free-standing villas and sits just outside Barbados’s National Park, offering majestic views of Skeete’s Bay Beach and Culpepper Island. Beach Houses seamlessly marries the simple elegance and open spaces of contemporary architecture to the casual comfort of the traditional Barbadian East Coast beach house.

Generously scaled and beautifully appointed, each residence features floor-to-ceiling glass windows for spectacular ocean views, two infinity edge private pools with hot tubs (one 37 feet wide for the main residence and the other 19 feet wide for the adjoining studio), private patios offering a “no tan-lines” level of privacy, outdoor showers, hammocks, BBQ grills and built-in owner’s storage

The Crane Private Residences prices range from US$644,000 to 1.1 million. Beach Houses prices range from US$1.9 million to 2.9 million. Fractional ownership at Beach Houses is also available from US$180,000 for four weeks.
